These Terms & Conditions govern your use of cellytimeoki.com and your booking of the Celly Time Beach House vacation rental in Oak Island, North Carolina, operated by Cold Brook Retreats LLC (“we,” “us”). By using the site or making a booking, you agree to these terms.

Bookings & payment

Rates, fees, taxes, and any selected add-ons are shown at checkout before you pay. Payments are processed securely by Stripe. A reservation is confirmed only once payment (or the required deposit) is processed. For payment-plan bookings, the remaining balance is automatically charged to your card on file before arrival on the date shown at checkout.

Cancellations & refunds

Cancellations are governed by the cancellation policy shown on the listing and at checkout. Refunds are calculated automatically from that policy and issued to your original payment method. You can cancel from your trips page.

House rules & damage

You agree to the house rules and the rental agreement presented at checkout. You are responsible for damage to the home or its contents caused by you or your party during your stay. No upfront security hold is placed; your card is kept on file, and we may charge for documented damage, missing items, or excessive cleaning up to the disclosed cap.

Text messaging program

By providing your mobile number at checkout or texting us, you consent to receive booking- and stay-related text messages from Celly Time Beach House — including check-in details, door codes, and replies to your questions. Message frequency varies. Message and data rates may apply. You can reply STOP at any time to unsubscribe, or HELP for help. Carriers are not liable for delayed or undelivered messages. Your information is handled as described in our Privacy Policy — mobile opt-in data is never shared with third parties for marketing.

Acceptable use

You agree to use the site and property lawfully and not to misuse, disrupt, or attempt to gain unauthorized access to the site or its systems.

Limitation of liability

To the fullest extent permitted by law, Cold Brook Retreats LLC is not liable for indirect, incidental, or consequential damages arising from your use of the site or the property. The site and services are provided “as is” without warranties of any kind.

Governing law

These terms are governed by the laws of the State of North Carolina, without regard to its conflict-of-laws rules.

Changes to these terms

We may update these terms from time to time. Material changes will be posted here with a new “last updated” date.
